Renovating is a great way to add value to your home. Although you won’t always see a 100 percent return on your investment, you will enjoy your home more once the renovation is complete. There are some things, however, that you should consider before doing a home renovation.

Cost Considerations

The most important factor to consider before doing a home renovation is the cost. You may have to get a home equity loan before you can go ahead on the renovation because the expense is so high. Pay Day One can help you with small expenses, too.

Talk with a contractor and make a plan and budget for your renovation before you begin. This way you can eliminate the sticker shock that many experience when they realize renovation costs add up quickly. Doing a lot of the work yourself will help you save money, but almost every home renovation project requires the help of a professional at some point in the process. Do your research ahead of time and always keep money in the back of your head.

Home Layout Considerations

Another consideration you should make before starting a home renovation is the layout and function of your home. For instance, before you decide to put up a wall, consider if the lighting will still be appropriate in your home. Some people decide to add a bedroom to their basement but then find out that the lighting in the rest of their space suffers. Having more bedrooms definitely adds value to your home, but is it worth the loss of natural lighting?

There are many other things to consider when renovating your home, but these two will help you get started on the right path. Also consider being more energy-efficient, making changes that accommodate your family’s lifestyle, and planning for the future. Good luck with your home renovation.

Never thought it would be that way, did you? The Facebook, MySpace, Instant Messaging era. All of you experience it; don’t deny it. You’re going on errands and you have your trusty smartphone in your pocket. While heading for the grocery store, it buzzes. It’s your significant other.

He (she) wants to know where you are, what you’re doing, where you’re going, who you’re with, when you’re going to be home, wondering if you want to have some lunch or dinner, whether or not you fed the cat (or dog), your opinion on global warming and the effect it has on Kiwi birds. That sort of thing.

Needless to say, you’re annoyed. You just want a little time to yourself, not have to use your voice to talk. Just run an errand all by yourself! But, noooooooo, you keep getting calls, texts, instant messages, pings, pokes, prods, and other wonderful internet lingo communication, from your significant other.

No one would not be annoyed. But know this: it’s not your fault. Take one good look at your smartphone.

Understand that back during the time of the United States Civil War, men left their wives to go fight for a year, two years, three years at a time. There was no fast transportation back home. There were no cell phones. Just some parchment and a pen.

Imagine how ‘hard’ it was for the wife to not know how things were going for her husband! Well, maybe not that hard. She survived without texting, instant messaging, calling, poking, prodding, and picking at her significant other every ten minutes while he would go to the store to pick up a gallon of milk. Yes, definitely not that hard.

If you are putting your home on the market, there are a few renovations you should consider in order to increase your chances of getting an offer. If you can’t afford to do major improvements, there are still some smaller changes you can make with just a little time and money.

A quick coat of paint can help rooms look bigger and brighter. Stick with neutral colors such as white and beige. Prospective homebuyers like to see rooms as a blank slate rather than customized with bold colors. Even trendy colors can be a turnoff to some people. The most important factor is that a room looks open, clean, and ready to customize.

Image by Getty Images via @daylife

Out-of-date kitchen cabinets can be spruced up with new hardware and handles. While new cabinetry is expensive, the hardware is affordable and doesn’t take long to install. These small parts can bring a whole new look to a kitchen.

If the kitchen hasn’t been remodeled for 20 years, consider replacing the faucet with a contemporary one. Not only will this help make the kitchen seem cleaner, it will also give prospective buyers the impression that the home is well maintained.

You should also remove all wallpaper borders throughout the house. These tend to reflect the homeowner’s personality, and usually make rooms look smaller and out-of-date. Even if you can’t remove them all, take down the borders with floral patterns or color schemes from another decade.

Always paint the interior of all closets and pantries. Closet space can often be the factor that sells a home, so make sure to highlight these. Choosing a light color can make it look like a home has more storage space than it does, which could result in an offer for you.

Improving your home’s exterior can provide the finishing touch, and can also improve your home’s curb appeal and resale value. Hiring a professional landscaper can yield breathtaking results, but can also cost thousands of dollars. Fortunately there are a few low-cost options if you want to tackle your outdoor project yourself.

Image via Wikipedia

Edging and border materials don’t have to be expensive. Some of the most popular edgings are railroad ties and rocks, both of which can be obtained for free. If you happen to live near railroad tracks, simply ask any railroad workers you happen to see. They are usually glad to get rid of the old railroad ties. These will last almost forever in your garden, and won’t move easily once they settle into the soil. The downside to railroad ties is that they are difficult to cut. You will need to rent or borrow a chain saw if you don’t have one, but the results are worth it.

Large rocks are everywhere, but you will find as many as you need in almost any creek bed. Be prepared to make a lot of trips, as they are heavy and it is difficult to carry too many at once. However, compared to prices at landscaping stores, they are a real bargain. They can also create a garden with real character. Be careful not to trespass onto private property, and use caution when walking in water – wet rocks are slippery.

Check with your town hall to see if they provide free mulch. Many municipalities have brush and tree collection programs. They turn the trees into wood chips, and then distribute them to residents. Some towns do this for free, and others charge a small fee, but it is usually far less than the retail price.
